GETTING TO A GUARANTEED MAXIMUM PRICE (GMP).
A project’s scope, program requirements, and current budget are evaluated at each design milestone. The accuracy and reliability of the Guaranteed Maximum Price (GMP) are directly related to the quality and diligence of each cost estimate provided. As the design progresses, the targeted GMP is adjusted with the current qualified subcontractor bids as well as the general conditions/general requirements, which represent the duration and difficulty of the project. This is a continually evolving process until a final GMP is reached.
